Hi everyone, I am a female aged 22, just graduated university with a First Class Law Degree and am between a break and commencing my SQE studies.

I am looking to take on some more babysitting duties/roles- I would love to get in touch with anyone who is in need of an extra helping hand:)

I have references that go back a couple years and I babysit 2-kids occasionally at present.

I have always babysat multiple kids at once so I am accustomed to all struggles. I have babysat ages from 1-10, therefore accustomed to all ages.

I charge £16-£19 per hour depending on intensity of work and requirements (such as house cleaning, late nights etc)

Alexandra palace n22 or Winchmore hill?

My budget buys me comfortably a freehold for my family, one child only either on the alexandra palace boarder but still wood green or in whinchmore hill.
Now i know everyone likes whinchmore hill but the problem is transports are a bit annoying there you only have the train...
is the wesr side of wood green really that bad? I go there quiet often and it seems the same chaos as Hackney i don't see that big of a difference

Any thoughts or lived experiences?

Looking for 4-bed house in Hackney / East London – 4 friends, £1,300pp budget

Hey everyone,

Four of us are looking to rent a whole house together in East/North-East London and I’m hoping someone here might know of areas, landlords, agents or listings that don’t necessarily show up on the usual rental sites.

We’re ideally looking around:
- London Fields
- Haggerston
- De Beauvoir
- Dalston
- Hoxton
- Angel / Islington

Anywhere around that general area

We’re looking for a 4-bedroom house, ideally with reasonably sized bedrooms and a decent communal/living space. We’re not looking for four rooms in an existing house share — we’re four friends looking to rent the property together.

Budget: around £1,300 per person/month, so approximately £5,200 pcm total, excluding bills.
We’ve already been looking on Rightmove, Zoopla, OpenRent etc., but we’re wondering if there are other ways of finding these kinds of properties in London — particularly off-market listings, local estate agents, Facebook groups, WhatsApp groups, landlords, local contacts, or anything else people have had success with.

If you’ve managed to find a good 4-bed house in Hackney/East London as a group, how did you actually find it?

Also interested in hearing whether £5,200 total is realistic for the areas above, or whether we’d be better looking slightly further out.

Any tips, contacts, groups or unconventional methods would be massively appreciated!

SpareRoom scam?

Hi! I’m just a very anxious renter but I recently enquired about a room to rent on SpareRoom, the landlord is a couple who own the house and rent it out. I ended up FaceTiming the wife. She gave me all of the details of the house, the area, cost, etc., but she is currently out of town on vacation with her family and can’t do a viewing until Friday. She assured me she would hold the room for me but this is my first time renting in London bc I took the easy way out last year and got student accommodation. Is there anything sketchy about this? She hasn’t asked for any money and said she doesn’t expect anything until after the viewing. I feel like I’m a pretty good judge of character but I am doing this so last minute and I’m afraid that she’ll just give the room to another person or this is too good to be true? Has anyone been through something like this?

Looking for recurring London house-sit / short-term sublet – happy to pay

I used to live in London and return regularly for short stays. I'm looking for someone who travels frequently and would like a reliable person to stay in and look after their flat while they're away.

Ideally North London - Kentish Town, Tufnell Park, Highgate, Archway, Crouch End, East Finchley or nearby - but I'm flexible.

I can offer my apartment in Vienna as exchange too.

I'm happy to pay a reasonable amount towards the stay while also looking after the property, plants/post and potentially pets. I'm clean, responsible and would ideally love to find one person for an ongoing arrangement rather than book hotels/Airbnbs each time.

If you travel regularly and your flat otherwise sits empty, perhaps we can find an arrangement that works for both of us.
