Looking for good affordable apartments in OP

I have been looking around quite a bit, currently live in OP and plan to move to a better apartment since I am about to get married. Are there any recommendations with 1 bedroom and at least washer and dryer hookups?

Moving to OP

Hello everybody,

I am all set to move to Overland Park, Lenexa, or Olathe in the next month or so. I’ll be coming with my wife and children.

I am wondering if there are any local recommendations in terms of apartments. This includes places to consider and places to avoid.

We are looking for a 3 bedroom. Budget of up to $2400 per month. Preferably somewhere not next to a major highway (one of the options in Lenexa is next to a giant interchange).

I am not from the area. I have never been to the area. So I have no idea what to expect.

Also if you have any daycare, restaurant, and general activity recommendations they would be appreciated as well.

Looking forward to the Midwest

Looking for a local web developer for a garage door company

Does anyone know a good local web developer that works with trades or home service businesses?

I have a garage door company and looking to get some help with my website. Mainly want to build it out more and improve SEO.

Would rather find someone local that has experience with this type of business. Not really looking for a big marketing company.

Anyone you would recommend?

Housekeeper

Hello friends, anybody have a rec for a housekeeper for my mom? She’s near Switzer and 69 highway/119th and Quivira area up in the Kensington subdivisions. She’s older but doing fine, she’s just in a mood where she doesn’t want to vacuum and dust. Every 2 weeks sounds about right. Someone friendly would be great, strong English not necessary as long as basic communication works. There is a well behaved cat, not stated as a warning, but just in case of any allergy. I live out of town so I don’t know anybody. DM’s are open. Thank you so much!

Best fast food locations

This may be kinda niche but ever since moving here in May I’ve found all the fast food places around here to have the worst workers I’ve ever seen in my life. Its inescapable. The food is always wrong, poor service, etc.

Is there any locations (tbell, mcdonalds, etc.) that are actually solid?

So far freddies, chickfila, and culvers on 135th are the only ones still gunning for quality service imo.

Couples friend group?

Hey!
I’m 21F and my boyfriend is 22M! We think it would be really fun to start a little friend group with other couples and actually have people to do things with!
We’d love to find people who are down for things like movie nights, game nights, baseball games, fun date nights, roadtrips, karaoke, Bible study, festivals, concerts, bowling, trying new restaurants, arts & crafts, bonfires, hiking, random day trips, and just hanging out together!
We’re hoping to find genuine friendships where everyone can actually become close and have a little group to make memories with.
I’m thinking about maybe starting a group chat? Who knows. Comment some ideas let me know if anyone’s interested?

Check acct with buckets?

Just like the title says. I’m getting back into the envelope system to be better about budget monthly income. It doesn’t make sense to pull out cash for rent, utilities, subscriptions, etc. Are there any banks that offer buckets in their online form to distribute these funds? Preferably banks that have brick and mortar locations, just in case.

Truck fire College and Quivira

First, avoid this area if you are going South on quivira because Quivira and College going south is closed. I saw a fire truck and the shell of a pickup truck. It must have caught on fire or exploded or something. Does anyone know what happened? Was the person ok?

Baby Swim Lessons Recommendation

Does anyone have recommendations or experiences with swim schools in the area? We have an almost 4 month old we want to get started with lessons. We live super close to the Aqua Tots in Prairie Village, but open to other options if they’re worth it! Also interested if you have any places to avoid. Thanks!

Best Spinach Dip?

Which restaurant in the area has the best spinach dip, in your opinion? I had some the other day from the Cheesecake Factory and was upset because of how mid it was lol. I could make it myself, but I wouldn’t mind spending a little money on some really good dip from an actual restaurant. Any recs?

119th and Nall lack of progress at Aspiria

Anybody know what's going on with the dirt pile on 119th and Nall? I know they had big plans for a mixed-use business park and started grading in 2021. Then it just turned into weeds and the hope the Royals would take ownership of it. Once that fell through, it's still the same dirt and weeds like it's been for years now. The latest OP planning commission didn't say anything except they rezoned it recently. Anybody have insight on when the expect to get this eyesore looking like something again? The timeline of 5-10 years is stated but was that from 2021 or 5-10 more years from 2026?

From the August 2026 OP Planning Commission PDF:

----

Redevelopment and expansion of the 207-acre Aspiria Campus, located at the northwest corner of 119th Street and Nall Avenue, began in 2021 and is planned to continue for several years. Additionally, the site has been rezoned as a planned mixed-use district. In 2025, Andretti Indoor Karting & Games, a restaurant and entertainment attraction opened, and construction began on additional commercial development including an AC Hotel by Marriott and two restaurants on the undeveloped portion of the campus at the northwest corner of 119th Street and Nall Avenue.

Approved plans for the Aspiria Campus include 1.1 million square feet of new Class-A officespace, 400,000 square feet of retail, 600 multi-family units and 120 hotel units. Buildout is anticipated to take five to ten years, and when completed have the capacity to host 41,000 people within the site.

New Tanner’s/Old Lamar’s

What’s the scuttlebutt on the Tanner’s that’s supposed to be moving in to the old Lamar’s location on the KU Edward’s campus? I saw they have the coming soon sign up but it seems like it’s been like 8-9 months since the Lamar’s closed and it looks like nothing has really been done in the space.

I also heard there was a plan for the Lamar’s to open back up in the former Sarpino’s location. Any insider info on if that’s still happening?

Mobile Bike Mechanics?

Just moved here and in Colorado we had a decent amount of mobile bike mechanics. Super convenient.

Anyone doing that here? But if you have a recommendation for a shop (or even an independent person) I’m open to that as well.

Thanks!
