Post image

This is only the beginning of flocks downfall hopefully! More states will surely follow suit as the consensus seems bipartisan. Additionally, this is initiated by a republican Governor and legislature. Bye bye and flock off. Please please , Colorado next.

Rant My desperate plea to Denver dog owners

I got a puppy a couple weeks ago. Teeny, tiny little thing. Of course, when she was being a crazy puppy, she broke her leg and is in a cast and cone now. Also just found that she came to me with a parasite so lots going on.

People are continuing to allow their dogs to run up to her every single day, some even going out of their way to encourage their dogs to go up to her. She is obviously crippled and is supposed to be engaged in low activity. She is also contagious.

Just this morning, I was standing in a rock patch with my dog in front of me, so she was between myself and a wall. A large dog suddenly rushed us from behind, and I automatically put my leg out to block it and said "woah!" The woman walking these two dogs dramatically scoffed at me and shook her head, glaring at me the entire time they walked away.

Something like this has literally been happening every single day. I am so beyond stressed out with everything going on and am begging you all to please not let your dogs go up to any unknown dog without direct permission.

I am not trying to be rude, I am not insinuating that you or your dogs are disgusting and don't deserve to be around us. I am trying to prevent any more multi-thousand dollar, painful accidents from happening to my dog and trying to prevent your dog from getting sick.

I am going to try my best to immediately pick my dog up any time a dog is walking by, but it's hard when she is literally in the middle of using the restroom and people allow their dogs to charge her. Please, please help us by being a bit more considerate. I love all of your dogs and find them adorable but I am so stressed out.

EDIT: I ONLY take her out to go potty. Literally that is all. That's the frustrating part because the slim amount of time her paws even touch the ground everything hits that fan. I live downtown and can only go to so many places. I try my best to go to the lowest traffic areas but people still sneak up on me sometimes. As I said, I will try my best to pick her up anytime we even see a dog, but the largest issue is them coming up right in the middle of her pottying. Under no circumstances have I taken her to a dog park.

Local News Denver's housing market not looking so good when you zoom out on the chart

Upvotes

From Zillow data here: Denver, CO Housing Market: 2026 Home Prices & Trends | Zillow

Zillow has most current Denver median list price of $533k. Compare that to the peak in 2022 on the chart of $610k - i.e., a 12.6% drop.

Moreover, if you compare housing appreciation from just before COVID in 2020 - that is, before the housing market got real crazy - you're looking at a compound annual property appreciation rate from 2020 to 2026 of only ~2.5% (Growth from property value in March 2020 of $457k to current 2026 property value of $533k, based on the chart above).

And, inventory is still roughly 50% above the highest peak in the last 10 years, as far back as data on the Denver listing market goes on the Fed website - meaning there is still more supply than demand and implying housing prices still have more downward pressure than upward: Housing Inventory: Active Listing Count in Denver-Aurora-Lakewood, CO (CBSA) (ACTLISCOU19740) | FRED | St. Louis Fed

Additionally, anecdotally, in my neighborhood, I've now seen 3 to 5 houses in the past couple months either list (and still have not sold), or actually sold for between 20% to 30% less than what they were actually purchased for during the 2021 to 2022 peak. On the other hand though there are a lucky few that - for whatever reasons - held out and still got premium prices in the 2022 range.

Just thought this was interesting, it's essentially taken 3 years since the most recent interest rate hike cycle began for gravity to take effect and start actually bringing Denver prices back towards traditional affordability levels, although still not quite there.

For affordability level, Denver median household prices is about $95k which - with a down payment of about 20%, at today's interest rates, and using bank loan debt/income ratio standard - would give an affordable housing price of about $470k. So, about 10% more drop to get back to traditional affordability metrics, if that ever happens.

Misc Q&A Aviation buffs - anyone know why a whole 777 just flew super low over near-East Denver?

NOT near the airport before some of you smartasses pipe up. I'm at 17th & Colorado and it was so low and close I could see every detail. Even more weird, I tried to FlightRadar it and it says "private owner"--private jets fly over me all the time and this was a HUGE passenger jet.

It was headed south, and I thought for a moment it was going to try an emergency landing at Centennial (obviously too big but I was on a 777 from NYC to Dublin once that landed at Bangor, Maine when a passenger had a heart attack so who knows) but FlightRadar is showing it turned around and landed at DIA? I'm not very good at FlightRadar so that's all I can decipher.

I've lived in Park Hill for 15 years and none of this seemed like normal airport traffic.

Event Museum Fundraiser Sept 26th Beer, blacksmithing and baby goats. Free admission

Hello,

I am the curator at the Adams County Historical Society Museum at 9601 Henderson Road 80601

September 26th (Saturday) from 11-4 we are having our annual Heritage Days event and fundraiser. It is free for all ages to attend. There will be a live blacksmithing demonstration, baby goats, food trucks and beer for sale! There will be a classic car show, historical reenactments and more to come.

The Adams County Historical Society museum has an impressive collection of fossils, mineral specimens and cultural artifacts that span the entire history of Adams County. Over the years, interest in the museum has waned and I am doing my best to give it a facelift and get the community engaged again. We are a smaller institution with very limited income sources so boosting our attendance numbers are crucial. I'm passionate about getting a new generation of locals invested in the community again and I really want this to be successful.

If you can't attend, maybe you could share with friends, family or neighbors. There is more information on our website www.adamscountymuseum.com/beer or maybe you could check out our instagram @ adamscountymuseum

thanks so much!

Misc Q&A Where does this door lead to?

Sorry for the blurry images.

While driving on Clear Creek Canyon, you can see a door in the hillside near where they're building the new bike path, on the north side of the canyon. It's pretty high up and inconspicuous.

Where do you think it goes? Storage room? An old mine? Seed bank? Missile silo?

Would love your speculation!

Edit: Thanks 123nil for the correct answer! Behind the door is a Precambrian crystal cave, sealed off to protect it from vandalism. See: https://www.usgs.gov/publications/geology-a-fault-controlled-cave-precambrian-crystalline-rocks-clear-creek-canyon

He (she?) was there when I came in this morning, facing into the classroom, and then stayed all day. He turned away later in the day, but stayed perched on this windowsill high above the classroom throughout the day.

His (her?) presence showed that even the unruliest middle school kids can be wowed by nature!

Recommendation Looking for recommendations for mental health hospitals/treatment centers for family member

My little sister is being released from jail today and is looking for mental/behavioral health centers to check herself into. A place where they do a good job addressing her symptoms, accept Medicaid, and make her feel safe. She has bipolar disorder and she can be really paranoid especially around men. Any places that you guys would suggest? Can be anywhere from Fort Collins to Castle Rock. Thank you!

Old Denver Who remembers the Soup guy downtown at 17th/Larimer

Circa 2000-2005. When I was working downtown I used to love going to the soup spot on 17th and Larimer. It was on the southwest ish corner. Kinda where Queen City is now. Does anyone remember this spot? He was the nicest guy, he always had a half dozen hot soups and a cold soup I recall. He had the best bread. I miss that spot. I wish there was something like this now. Who else can reminisce with me here!?
