So I finally got my home loan sanctioned with SBI and thought I'd share how it went, since I read a lot of similar posts before applying myself.

- Loan amount: ₹57,00,000
- Interest rate: 7.6% (was quoted 7.8 while applying)
18/07/2026
> I applied on the 18th of july , going through a DSA who worked closely with the builder. Honestly I was a little unsure about this route at first, but it turned out fine the agent handled most of the coordination and I didn't have to chase things much. And someone in the family circle had already applied through him.
> At first i wanted to get it via hdfc/icici but he was pushy about SBI I was hesitant at first but then did my research got to know the project was sbi approved so just went along.
> Wanted to apply solo but they needed a co applicant my parents didnt have a great cibil score so only option was an elder brother who has just got a job like a month back and had like 3 personal loans of around (4 lacs in total ).
Informed the agent in advanced about the amount as well as i knew foir will be an issue. Agent responded no need to worry we wont count his income in this at all. only things asked from my brother were a pan card , aadhar card and a photo.

- Last 12 month bank statement (where salary is credited)
- Last 2 years ITR
- Last 6 month salary slip
- Last 2 year form 16
- current rent agreement in which me and my brothers name is mentioned
-Current employers contact details and hr email (just for confirmation)
## later they needed more docs
- They wanted offer letters for both prev companies as well
Current residence verification happened as well
The loan amount i wanted was to ₹57,00,000 so we initially made the ask for 60 lacs

had the first cibil check on both our profiles

The very next i got the first in principle offer letter for loan approval up to 60 lacs via my agent. There is no contact between SBI and me.
( but you got to hold your horses as that isn't the final approval )
22/07/2026 - 11/08/2026
Now as this is an under construction property we had only booked the property now was our turn to pay the down payment to the builder 10% get the agreement to sale registered and submit it with the bank that process took around a week or so from our side
After all of this was done we got the receipts the paper work and everything submitted the copy of it all to SBI for further process
12/08/2026 - 18/08/2026
No cibil checks or anything
Legal checks and technical checks were made by the bank the agent sent us the reciept for keeping records. THe cost was 6950 . We had to pay this not the bank
My companies hr was mailed for confirmation as well during this period.

Now i don't exactly know when was the file submitted to CPC / RACPC but i got the mail in the morning of the 19th - both of us got the mail this was the first official communication between the bank and me directly.

Multiple cibil checks with different agencies i got 4 enquires my brother on the other hand got 5
there were mails updating us of the process as well
19- Application received
20 - Receipt of vendor Verification Report
22 - Documentation process scheduling (at this point i guess it was confirmed that we had got the approved loan but hadnt recieved the final approval yet )

Got the mail that sanction of your Home Loan was approved it mentioned only the amount and informed that out documentation process will be scheduled no mention of interest rate was skeptical but agent informed in the night the interest rate was reduced to 7.6%
In the mail it was mentioned that property insurance must be taken but i guess the mail was automated as the property under construction cant be insured if 70% of the property is not completed .
Also they offered my a 17 lacs pre approved car loan at a fixed interest rate of 8.6 valid for the next 30 days. ( Wasn't interested but felt nice )
28/08/2026 - D. day
This was the date given to bring the docs and some additional docs
> The receipts from the builder of down payment we made
> Permission to mortgage
> A demand letter from the builder to sbi for the first disbursement
> the original agreement to sale
> 4 photos each
> 10 cheques for security
Above the docs that were going to be saved in the vaults so do make good copies of them.
Additionally some docs were asked as well - latest salary slip + from that day to the previous 2 months salary slip (my best guess is they wanted to verify employment status)
On entering were informed that there are some charges that need to be paid via upi some need to kept in the
below are the ones for my case
1) Gov stamp duty -0.3%= 17,300/- ( paid by upi )
2) Noi- 0.5%= 15,000/- ( paid by upi )
3) Documentationfee=4600/- ( paid by upi )
4) Processing fee = 8450/- ( Kept in SBI account)
5) Cersai fee-236/- (kept in SBI account)

Before the mortgage
Signed at least in 100 different place's took around 45 mins to get everything signed. took photo thumb impressions for stamp duty and stuff.
As we were doing the paperwork there were employees roaming around trying to sell term insurance and property insurance as well i would hear them talking to other people but we weren't disturbed at all. Was impressed by this ngl. After that went to the final office's desk she checked the bank statement check for the receipts against the payments cross verified just that bit took our original docs gave us back the lod and then told us to proceed to do the kyc for mortgage. Was again explained the terms of pre emi and main emi dates as well. and we came out of the cabin.
As soon as we were done were bombarded by 3 people -
guy 1 - get a pre approved sbi prime credit card - ignored
guy2 - approached by the guy to get the property insurance - agent shook him away saying under-construction property
guy3 - term insurance on loan (whatever it might be called ) -
he first came up and told me both of us have to get a insurance i just denied and told him one was enough , he was forcing where i got a bit annoyed had talked to him sincerely until this point.
Then we agreed lets get quote only for me he quoted 63,800 one time payment or 550 per month for 20 years.
I told them to lower the quote or i am not taking the term insurance from them as it is not compulsory to which he responded with
"No sir its mandatory".
I got annoyed and responded with
"It is not at all mandatory if it is please give me in writing i will pay the premium right here and now"
to which he just lied and responded with
"No sir i didnt say mandatory is said necessary "
Argument went on for 10 mins or so and he just gave up said he will send the quote up to me if i wish to take it or no if not just give them in writing that incase some thing happens the loan will be paid of by family. I just told them i already have a 1 crore term life with axis so would happily give them the letter.
The entire process took around 3 hours couldve happened early. NGL but the officer went for lunch time so had to wait 40 mins for her.
That was it walked out with a "-57,00,000" net worth
Surprisingly disbursement that very day in the evening got a mail as well about the account number the amount mentioned above was deducted as well.
We didn't had to pay the agent a dime i guess they make some cut from the banks didn't really ask him how much. but was a good gentleman. Now after understanding the process i think if you have a very clear record of everything your, your payments to the builder, verified rera status, You really don't have to worry much and can do without any agents involvement.
Overall, pretty smooth experience. If you've got a decent CIBIL score and your salary account is already with SBI, I'd say go for it without overthinking it too much. Had read a lot of bad rep about sbi about loan process but gotta say they have improved by like a big margin.
