#Opinion Have around ~4.5 acres of land worth of some crores..

So we have around ~4.5 acres of land in the outskirts of nizamabad, Telangana. The land value is currently around 1.6 to 1.7 cr per acre because there seems to be a plan of building a medical College just beside our property. Now we for sure know that there would be a medical College coming there and the owner needs our land.

But the problem is my dad's greed. He is estimating that the land value can be raised upto 3 cr per acre and the whole land should be sold upto across 15- 20 cr max. He dreams of selling it for that much or he doesn't want to sell it.

Now i know the land value can go upto that worth too but he is just showing off like crazy and I don't like his behaviour here at all. He is literally blabbering the land's value to everyone around him as if he has the money now. And in turn he is clearly spending savings money left and right because he is gonna get crores from this deal. F*cing so irritating and retarded his behaviour is now. We are literally living on peanuts currently 25k a month for a family of four) and he is borrowing lakhs from outside and spending. I'm in no rush of selling it nor anyone from our family is but it's his bloody showoff to others that boils my blood.

But I'm not dreaming of anything of that sort of money. For me 2 cr per acre seems to be a good deal. So even if we sell the land for approx 1.7-1.9 cr per acre how would the transaction be carried out? How would the whole process be? How will everything take place. I want a clear idea on how things will happen in this whole transaction...!

Please give me some hints, knowledge and compulsory know how on what all should I keep a keen eye on ?!

TL;DR: Booked a property with I5 Housing on June 10, paid ₹75,000. Submitted an official handwritten cancellation at their Porur head office on June 29. Received a partial refund of ₹20,000 on August 14, but owner Prasad Jayam / I5 Housing is delaying the remaining ₹55,000 after 63 days, citing internal payment arrangements. Sharing for visibility and awareness.
Hi everyone,

My name is Bharath Kumar, and I am sharing my experience with I5 Housing and owner Prasad Jayam regarding a severe delay in receiving my booking refund. I am writing this to highlight how management handles customer money once cancellation procedures are initiated.

Timeline & Process Followed:

  • 10 June 2026: Booked a property with I5 Housing and paid ₹75,000 as the booking amount. Payment was taken instantly without delay.
  • 29 June 2026: Due to personal reasons, I decided not to proceed. I traveled ~40 km from Kannivakkam/Guduvanchery to their head office in Porur to hand-deliver the formal cancellation request as required.
  • 14 August 2026: After constant, exhausting follow-ups (many calls and messages left unanswered), I received a partial refund of ₹20,000.
  • 31 August 2026: It has been 63 days since the formal cancellation, and ₹55,000 is still pending.

The Core Issue: When I chased up the remaining balance, I was told the money is in the owner's (Prasad Jayam) account and that he would refund the balance.

Why should a buyer suffer due to internal payment arrangements between I5 Housing and property owner Prasad Jayam? I paid the booking amount directly to the company in good faith. Internal arrangements regarding where funds are held should never become the customer's responsibility or an excuse for a 2+ month delay.

Why I'm Posting: Real estate is built on trust. Promptness in collecting funds should match the urgency in returning them. I am sharing this so potential buyers are aware of the communication hurdles and delay tactics used during cancellation.

All I am asking from Prasad Jayam and I5 Housing management is:

  1. Immediate transfer of the remaining ₹55,000.
  2. A proper explanation and clear timeline for why this process takes over two months.

Hope this helps anyone currently looking into properties through them.

I'm looking to buy an under-construction apartment in Bangalore to actually live in and as an investment. I've narrowed it down to two options and I'm stuck. The first is Vasvani Starlight, a 3.5 BHK unit. The second is Pavani Mirabalia, a 3 BHK unit.

I care most about build quality, no seepage issues, quieter and greener surroundings, and good connectivity, ideally near metro.

Has anyone bought into either of these projects, or lives nearby? How's the builder reputation, construction quality, and possession track record for each? Also, what would you consider a fair asking price per square foot for these two right now, and is there room to negotiate with the builder? Any red flags I should know about before signing anything? Appreciate any insight.

I am honestly disillusioned that I paid 36L in taxes for an apartment in Bangalore for which government does not even provide water, sewage and gas connection lines. This includes GST, Stamp duty and registration. There is also double taxation: Stamp duty and registration is charged on GST which is illogical probably even illegal. Every year there is also property tax and GST on maintenance (thanks to Nirmala's new introduction) which works out to 40K paid to government. This does not even factor in the bribe rate of Rs.300 psft that is included in the apartment price. Now, when I sell this, I have to pay Capital gain tax again.

I decided to sell my 1BHK apartment a few months ago, thinking it would be a straightforward process. I contacted a few local brokers, hoping they could connect me with genuine buyers. Initially, everything sounded promising, but things soon became frustrating.

I was repeatedly told that interested buyers were ready to visit. I would adjust my schedule, travel to the property, and wait for them only to find out that many were either not serious or simply looking to negotiate an unrealistically low price.

The most disappointing part was when one broker pressured me to share certain documents and details, claiming he had a confirmed buyer. Later, I discovered that there was no serious buyer at all. I felt completely misled and started becoming cautious about whom I could trust.

What are the best real estate opportunities around Ghaziabad for ₹80–85L?

I’m looking to invest around ₹80–85 lakhs in real estate, with a 5–6 year horizon. The purpose is a combination of investment + possible self-use in the future.

My preference is specifically for a residential plot or an independent house. I’m not particularly interested in apartments.

The main issue is that in many established parts of Ghaziabad, decent properties seem to be ₹1 Cr+, so I’m trying to understand where I can still get good value within my budget.

I’ve heard/come across options around Duhai, Modinagar and Hapur, but these are not fixed choices. I’m open to any location around Ghaziabad/Delhi-NCR where the fundamentals make sense.

Recently I got a home loan of 70lakhs from Indian Bank at 7.2%
For first month there was only emi deduction
But next month on My loan account an additional separate charge of 1600rs with msg as twds insurance was deducted
When I dug deep I found I might have been added to Group Insurance of Bank and that are the charges
But I haven’t received any document and want to cancel it since it is not shown neither in my outstanding loan amount( only gets deducted monthly in loan account it seems) nor do I have any documents of the same.

Can I cancel it or is it mandotary?

Choose any job you’re familiar with and estimate the current median salary for that role in your city. Then estimate how much that salary would need to increase over the next 2–5 years for the person to afford such a home. Also, how likely is it that salaries in your city will rise enough to at least cover the monthly EMI?

This has been developing since April and it’s still not widely understood, so here’s where it actually stands.

The Punjab and Haryana High Court stayed the stilt-plus-four policy on 2 April in Sunil Singh vs State of Haryana. The court’s reasoning was blunt, essentially that the state had put safety at stake to earn revenue. A court commission had physically measured internal road widths and found significant shrinkage against sanctioned widths, and that report became the factual spine of the order.

On 21 July, DTCP issued a memo freezing all fresh S+4 approvals, statewide rather than just Gurgaon, addressed to HSVP, HSIIDC and Urban Local Bodies. Both the dedicated S+4 portal and HOBPAS were switched off, so the route to apply is closed rather than slowed. No layout, zoning or service plans carrying the 18-persons-per-plot density are to be approved either. An enforcement drive against stilt misuse is also live, which is what’s behind the sealings people are seeing.

Important distinction, and a lot of forwarded messages get this wrong. This is a stay plus an approvals freeze, not a repeal. The policy still exists.
The part that should worry current owners more than buyers: the restraint covers occupancy certificates, not just approvals. If you’re mid-construction on an S+4, that’s your real exposure.

Why it hits prices, not just paperwork. A plot here is priced off how many floors you can build on it. Drop from four to three and roughly a quarter of the saleable area on that land disappears, so the price has to move. Someone in a thread last week mentioned buying DLF Phase 2 land at 4L a square yard a couple of years back while a friend just paid 3.5L. That isn’t the market softening. It’s this.
Which cuts both ways. A demand-driven fall doesn’t reverse. A regulatory discount can. So you may be getting a genuine discount on an input that comes back, or buying into a position that gets worse, and anyone confident either way is guessing.

In 2024 an embargo went in on 6 August and was withdrawn on 22 August once the department filed its reply. Fast reversal. The difference this time is that it’s a court stay rather than a government order, so the state can’t simply lift it.
What I’d check before signing anything. That the specific unit has a sanctioned plan predating the freeze, and see it yourself rather than being told it exists. Whether the stilt has been converted into habitable space, since that’s what the enforcement drive targets. And the road width, because the 10 metre minimum isn’t going away whatever happens to the stay.
If you’re paying a premium for a fourth floor unit, you’re paying for something whose legal status is currently before a court.
Happy to be corrected if anyone has a DTCP notification more recent than 21 July. That’s the latest I’ve found.

I recently had a very frustrating experience trying to sell my property through NoBroker.

The platform is marketed around “No Broker” and avoiding traditional brokerage, but the actual experience can feel quite different.

They repeatedly push you to take their paid plans/services and make endless calls asking you to upgrade or pay brokerage/service fees. What is even more frustrating is that the property listing can be deactivated on its own, and after that, you continue receiving calls asking you to take a paid plan or pay for their services.

At this point, I have to ask:
If I have to pay a significant amount to sell my property, what exactly is the difference between NoBroker and any other property portal or traditional broker?

Why deactivate a seller’s listing and then repeatedly call them to purchase a paid plan?
And what happens to the money already paid if the property doesn’t sell?

For a platform built around the idea of “NoBroker,” this selling experience has been extremely disappointing and has made me question whether the name actually reflects the service being provided.

My advice to property owners: read the terms carefully, understand the complete fee structure, and think twice before paying for any selling plan.

Has anyone else faced repeated calls, listing deactivation, or pressure to purchase a plan?

So I finally got my home loan sanctioned with SBI and thought I'd share how it went, since I read a lot of similar posts before applying myself.

Profile

  • Age: 22
  • Private sector employee, saving account with SBI
  • CIBIL score: ~779
  • Property: Under-construction flat, Metro/Tier-1 city

Loan Details

  • Loan amount: ₹57,00,000
  • Interest rate: 7.6% (was quoted 7.8 while applying)

18/07/2026

> I applied on the 18th of july , going through a DSA who worked closely with the builder. Honestly I was a little unsure about this route at first, but it turned out fine the agent handled most of the coordination and I didn't have to chase things much. And someone in the family circle had already applied through him.

> At first i wanted to get it via hdfc/icici but he was pushy about SBI I was hesitant at first but then did my research got to know the project was sbi approved so just went along.

> Wanted to apply solo but they needed a co applicant my parents didnt have a great cibil score so only option was an elder brother who has just got a job like a month back and had like 3 personal loans of around (4 lacs in total ).
Informed the agent in advanced about the amount as well as i knew foir will be an issue. Agent responded no need to worry we wont count his income in this at all. only things asked from my brother were a pan card , aadhar card and a photo.

- Last 2 years ITR

- Last 6 month salary slip

- Last 2 year form 16

- current rent agreement in which me and my brothers name is mentioned

- They wanted offer letters for both prev companies as well

Current residence verification happened as well

The loan amount i wanted was to ₹57,00,000 so we initially made the ask for 60 lacs

had the first cibil check on both our profiles

22/07/2026

The very next i got the first in principle offer letter for loan approval up to 60 lacs via my agent. There is no contact between SBI and me.

( but you got to hold your horses as that isn't the final approval )

22/07/2026 - 11/08/2026

Now as this is an under construction property we had only booked the property now was our turn to pay the down payment to the builder 10% get the agreement to sale registered and submit it with the bank that process took around a week or so from our side

After all of this was done we got the receipts the paper work and everything submitted the copy of it all to SBI for further process

12/08/2026 - 18/08/2026

No cibil checks or anything

Legal checks and technical checks were made by the bank the agent sent us the reciept for keeping records. THe cost was 6950 . We had to pay this not the bank

My companies hr was mailed for confirmation as well during this period.

19/08/2026

Now i don't exactly know when was the file submitted to  CPC / RACPC but i got the mail in the morning of the 19th - both of us got the mail this was the first official communication between the bank and me directly.

19/08/2026-22/08/2026

Multiple cibil checks with different agencies i got 4 enquires my brother on the other hand got 5

there were mails updating us of the process as well

19- Application received

20 - Receipt of vendor Verification Report

22 - Documentation process scheduling (at this point i guess it was confirmed that we had got the approved loan but hadnt recieved the final approval yet )

Got the mail that sanction of your Home Loan was approved it mentioned only the amount and informed that out documentation process will be scheduled no mention of interest rate was skeptical but agent informed in the night the interest rate was reduced to 7.6%

In the mail it was mentioned that property insurance must be taken but i guess the mail was automated as the property under construction cant be insured if 70% of the property is not completed .

Also they offered my a 17 lacs pre approved car loan at a fixed interest rate of 8.6 valid for the next 30 days. ( Wasn't interested but felt nice )

28/08/2026 - D. day

This was the date given to bring the docs and some additional docs

> The receipts from the builder of down payment we made

> Permission to mortgage

> A demand letter from the builder to sbi for the first disbursement

> the original agreement to sale

> 4 photos each

> 10 cheques for security

Above the docs that were going to be saved in the vaults so do make good copies of them.

Additionally some docs were asked as well - latest salary slip + from that day to the previous 2 months salary slip (my best guess is they wanted to verify employment status)

On entering were informed that there are some charges that need to be paid via upi some need to kept in the

below are the ones for my case

1) Gov stamp duty -0.3%= 17,300/- ( paid by upi )

2) Noi- 0.5%= 15,000/- ( paid by upi )

3) Documentationfee=4600/- ( paid by upi )

4) Processing fee = 8450/- ( Kept in SBI account)

5) Cersai fee-236/- (kept in SBI account)

----------------------------------------------------------------------------------------------

Before the mortgage
Signed at least in 100 different place's took around 45 mins to get everything signed. took photo thumb impressions for stamp duty and stuff.

As we were doing the paperwork there were employees roaming around trying to sell term insurance and property insurance as well i would hear them talking to other people but we weren't disturbed at all. Was impressed by this ngl. After that went to the final office's desk she checked the bank statement check for the receipts against the payments cross verified just that bit took our original docs gave us back the lod and then told us to proceed to do the kyc for mortgage. Was again explained the terms of pre emi and main emi dates as well. and we came out of the cabin.

As soon as we were done were bombarded by 3 people -

guy 1 - get a pre approved sbi prime credit card - ignored

guy2 - approached by the guy to get the property insurance - agent shook him away saying under-construction property

guy3 - term insurance on loan (whatever it might be called ) -

he first came up and told me both of us have to get a insurance i just denied and told him one was enough , he was forcing where i got a bit annoyed had talked to him sincerely until this point.

Then we agreed lets get quote only for me he quoted 63,800 one time payment or 550 per month for 20 years.

I told them to lower the quote or i am not taking the term insurance from them as it is not compulsory to which he responded with

"No sir its mandatory".

I got annoyed and responded with

"It is not at all mandatory if it is please give me in writing i will pay the premium right here and now"

to which he just lied and responded with

"No sir i didnt say mandatory is said necessary "

Argument went on for 10 mins or so and he just gave up said he will send the quote up to me if i wish to take it or no if not just give them in writing that incase some thing happens the loan will be paid of by family. I just told them i already have a 1 crore term life with axis so would happily give them the letter.
The entire process took around 3 hours couldve happened early. NGL but the officer went for lunch time so had to wait 40 mins for her.

That was it walked out with a "-57,00,000" net worth

Surprisingly disbursement that very day in the evening got a mail as well about the account number the amount mentioned above was deducted as well.

We didn't had to pay the agent a dime i guess they make some cut from the banks didn't really ask him how much. but was a good gentleman. Now after understanding the process i think if you have a very clear record of everything your, your payments to the builder, verified rera status, You really don't have to worry much and can do without any agents involvement.

Overall, pretty smooth experience. If you've got a decent CIBIL score and your salary account is already with SBI, I'd say go for it without overthinking it too much. Had read a lot of bad rep about sbi about loan process but gotta say they have improved by like a big margin.

#Opinion You may be forced to pay the seller's leftover debt

People know to check for maintenance dues or disputes when buying a resale flat that's already built. Under construction resale is different. The original buyer might still owe the builder money, pending installments, delayed payment interest whatever. When that allotment gets transferred to you the paperwork makes that balance your responsibility now not theirs.

to be clear a seller's debt doesn't automatically become yours just cuz you're buying resale. That's not how it works. What happens is buyers sign the builder's transfer or indemnity paperwork without checking the account first. They take the seller's word that everything's paid up instead of asking the builder directly.

Before you pay the seller anything get these from the builder:

  • Latest statement of account for the unit
  • How much the seller has paid vs what's shown
  • Any pending installments or delayed payment interest
  • The builder's formal transfer approval or NOC
  • Loan closure statement if the seller took a loan
  • Transfer charges and possession related dues
  • A clause making the seller liable for anything undisclosed that shows up later
