My family(wife and a 2yo daughter) and I are currently looking to purchase a townhouse in or around Langley and could really use some local feedback or experiences on a few developments we’re shortlisting. For context, I've been renting a 2 Bed apartment in Burnaby area for the last 3 years.
I’ve searched through the subreddit and a few other forums for feedback. The general consensus seems to be that a lot of recent new builds in the area have questionable build quality or lazy layouts though developers like Streetside seem to be doing a much better job relative to the rest. I’m posting here to get some more specific feedback on these exact projects from people who live nearby or lived in these projects.
Here are the specific projects we are currently evaluating:
- Cascadia: 3 Bed, 2.5 Bath (~1,313 SF, Corner Unit) – $929,000.
- Pros: Includes a driveway to park a car (the only one on our list with this). Great amenities with multiple internal parks and a relatively large amenity building (gym, party hall, etc.).
- Hesitations: At ~200 units, the complex feels quite densely populated. They also have similar units completing around Feb 2027 priced lower at $895,900.
- Elwynn Green: 3 Bed + Flex, 2.5 Bath (~1,600 SF, Corner Unit) – $930,000.
- Pros: Great layout with the flex space, generous sizing, and includes full amenities (clubhouse, gym, party room).
- Gradience: 4 Bed, 2.5 Bath (~1,600 SF, Corner Unit) – $899,900.
- Pros: Generous size and an extra bedroom for under $900k.
- Downside: Only has an outdoor park space. No indoor amenity center, party room or gym.
- Renfrew South: 3 Bed, 2.5 Bath (~1,400 SF) – $859,900.
- Pros: Lowest price point on our active list for decent square footage. A decent patio size.
- Downside: Outdoor park area only; no indoor amenities.
- Heath West: 3 Bed, 2.5 Bath (~1,425 SF) – $919,900.
- Downside: Outdoor park only. It also feels overpriced for what it offers relative to the square footage and lack of amenities.
We’d love to hear from anyone living in these complexes, nearby neighbors or anyone who have had experiences with these developers:
- How is the build quality in Cascadia and Elwynn Green?
- For developments without indoor amenities (Gradience / Renfrew South) do you miss having a clubhouse/gym?
- Any general red flags or praise for these specific builders?
