i analyzed 25,900 rental listings in riyadh. here's what each neighborhood costs

every week someone posts here asking "is 45k/year normal for al narjis?" or "where can i find something under 40k?" so i figured i'd share the data.

i've been collecting rental listings from 10+ saudi platforms (aqar, bayut, wasalt, haraj, propertyfinder, etc). right now i have 25,900+ active listings for riyadh alone.

median annual rent by neighborhood:

most expensive:

- Irqah — 85,000 SAR

- Al Nakheel — 80,000 SAR

- Al Muhammadiyah — 72,000 SAR

- Al Sahafah — 65,000 SAR

- Al Narjis — 65,000 SAR

- Al Nada — 65,000 SAR

- Al Safa — 63,500 SAR

- At Taawon — 62,500 SAR

- Al Malqa — 60,250 SAR

cheapest:

- Al Yamamah — 19,000 SAR

- Al Shifa — 23,000 SAR

- Al Marwa — 23,500 SAR

- Dahiat Namar — 24,000 SAR

- Al Aziziyah — 24,000 SAR

- Shubra — 24,500 SAR

- Al Hazm — 25,000 SAR

- As Suwaidi Al Gharabi — 27,000 SAR

riyadh overall median: 42,000 SAR/year (apartments)

the gap between the most and least expensive neighborhoods is 2x.

within the same neighborhood you'll find two similar apartments with a 15-20k price difference. without seeing the full distribution you have no way to know which one is the outlier.

this data comes from a side project i've been building. it pulls from all the platforms into one place and shows you where any listing's price falls compared to the rest of its neighborhood. if anyone wants to try it or has questions about a specific neighborhood, ask away.

Seeking advice (طلب المشورة) Travelling to Riyadh for Saudi National Day, what should I NOT miss?

Hey guys,

I’m driving from Dubai to Riyadh and honestly one of the main reasons I planned the trip around these dates is because I really wanted to experience Saudi National Day in Riyadh.

I’ll be there on September 22nd and 23rd and I’m ridiculously excited 🤭🇸🇦

Problem is… I have absolutely NO idea where to go or what to do.

Riyadh locals, please help me out.
Where does everyone actually go on National Day? Which streets/areas have the craziest atmosphere? Fireworks? Cars? Celebrations? Any events that are genuinely worth going to?

I dont really want a typical tourist itinerary. I want to experience the city the way people living in Riyadh celebrate it.

Also, anything I should know beforehand? Traffic, road closures, places to avoid, what time to head out etc?
Basically imagine your friend is visiting Riyadh for his first ever Saudi National Day, where are you taking him?
Would really appreciate the help. Cant wait to experience Riyadh 🇸🇦❤️

I’m Still Figuring It Out

Hello everyone
I was born and raised in Jeddah but I’ve spent more than 9 years living and traveling outside Saudi Arabia

The last time I came back I didn’t stay for very long
But now I’m back again and this time I’m thinking about settling down in Riyadh

Honestly it feels a little strange coming back after so many years. I keep wondering if everything has changed the city the people my old friends or maybe it’s just me who has changed

I’m not the same person I was when I left and sometimes
I find myself wondering how it will feel to meet my family and old friends again after all this time
At the same time,
I’m still confused between Riyadh and Dubai Maybe

I’m trying to figure out not only where I want to live
but also where I feel like I belong at this stage of my life
Have you ever gone back to a place after many years and felt like you were meeting it and yourself for the first time ?

Apostille for Saudi Business VISA

Hi, I have to apply for a Business VISA for Saudi Arabia as an Indian. I have the invitation letter and all other required documents from the Saudi Company. However, the one place I'm stuck at is the Apostille of my degree. So the Tasheer website says the following for Delhi office:

" All educational certificates (Degree/Diploma) must be submitted in clear colour copies along with original bearing the official stamp of the issuing University or Institute duly Apostille from MEA along with its E-Sanad copy. If the institution/university/college does not provide any official stamp, the documents must be attested by the Government State Department of Education. Certificates issued in any regional language other than English must be translated into Arabic and duly apostilled "

My question is – I completed my graduation during Covid from Delhi University and do not really have the physical degree. I have the digilocker degree. Somehow it is not getting fetched from e-sanand idk why. I talked to some agents and they said that digilocker one would work but I have my doubts and don't want the VISA to be rejected.

So, if I get the digilocker verified degree Apostille through the SDM route - having SDM stamp sign and the notary and then e-apostille from MEA. Would this work or would this be rejected? Can anyone please help!

Tech Sales in Riyadh: Anyone Landed a Job Without KSA Experience or Arabic?

Hello everyone, I wanted to hear from expats who recently moved to KSA and landed a Technology Sales role without prior KSA experience, existing customer relationships, or Arabic language skills.

I have 15 years of experience in Technology Sales across Cloud, Automation, AI and Enterprise Software, primarily in India, with companies including IBM and Oracle. My core strength has been hunting new enterprise accounts, building CXO-level relationships, and managing large strategic enterprise accounts.

I moved to Riyadh in February this year. After a slow few months due to Ramadan and the broader market situation, I’ve recently had several interviews and completed a few full interview processes, but haven’t received an offer. The main feedback has been the lack of local KSA experience and existing customer relationships.

I’m learning Arabic, but I’m not yet confident enough to conduct business conversations in Arabic.

After 7 months, it’s starting to affect my confidence.

I’d genuinely like to hear from anyone in Technology Sales who successfully landed a role in Riyadh without prior KSA experience or Arabic. How did you break into the market?

Looking for an advice, I am planning to move for Job in Riyadh from India. I am earning good in India but taxation and other things makes it less charming, additionally I always had a goal to work overseas hence moving on to the logic that I join and later switch jobs to increase salary. I have questions as below.

  1. My current job offered in Saudi has a 3 year renewable Contract mentioned, is it BAD? If I want to switch in between, would I pay heavy fines/penalties? Or just serving the contracted notice period works?

  2. 15000 SAR + Family Medical and Family Yearly Air Tickets are good to have a decent life for a family of Husband+Wife+2 toddlers(about to start school)?

Seeking advice (طلب المشورة) Ramen that tastes as flavorful as chicken Indomie

I’ve tried a bunch of ramen places in Riyadh and even ramen in Japan but most of it tastes kinda bland to me

This sounds dumb but I want something as flavorful and savory as Chicken Indomie, just with real ramen noodles, fresh ingredients and properly seasoned chicken

A lot of chicken ramen also has that weird boiled/raw chicken smell that puts me off.

Any place in Riyadh with really strong chickeny umami broth that actually hits? Exact order recommendations please 🙏🏻

Hello hello, I am looking for a place to playtest my board game with some friends. We are all girls and I want us to be comfortable, so I was thinking of booking a conference room at a local dr. cafe, not the cheapest option but doable (100 sr for an hour for 4 people). However, two of these lovely friends are niqabis, and the room is glass, so not much privacy for them and I would want them to be comfortable. I checked out the national library but didn't find any info Any ideas what could be a good place? I am a bachelor student visiting from Europe, so I don't have the world's biggest budget (i.e. some sort of super duper official conference room 300+ riyals isn't really an option - plus low-key the vibes are too official in such a space).
Any suggestions/ideas would be so helpful! The board game is part of my graduation project so please lovely najdis help me pass.
