To be fair, neither of these prices is really about the house. It’s about where the house sits.
On the left is a beautiful modern home in Lake Tahoe, surrounded by mountains, forests, and one of the most famous scenic destinations in the country. Asking $1.595 million.
On the right is a very dated, seen-better-days house in Bentonville, Arkansas, asking $1.9 million. Bentonville is in the Ozarks, so it does have beautiful scenery and outdoor recreation nearby. It’s also the headquarters of Walmart, which has helped turn the area into one of the fastest-growing and most desirable markets in the region.
And that's the part that makes these Zillow listings so crazy. The Bentonville house is like $300,000 more expensive than the Lake Tahoe house.
The house itself obviously isn't worth $1.9 million. At that price, you're buying the land, the location, and the future development value. Bentonville has become that expensive.
Still, seeing a fairly ordinary little ranch house in Arkansas listed for more than a much more impressive home in Lake Tahoe is pretty crazy.
