Looking For Advice Need advice

Howdy, I am interested in purchasing a manufactured home with private land.

I don’t know if that’s possible

I want something to live comfortably. I’m okay with a 2/2 bathroom home.

I just don’t know if it’s possible

What steps can I take?

Is there any pros or cons ?

Any leads and advice would help

Due to local zoning & ordinances in some areas it is not legal to have a habitable mobile home on the property.

What are your plans for having water, sewer & electricity in the mobile home?

In california if the property is zoned to allow a house the state law allows it to be a manufactured home. Cities and counties can regulate the size and age of the home and some minor things like minimum eave size and foundations but they can’t discriminate against manufactured or mobile homes.

Start with the Planning Department s at the County or City as appropriate as to what is allowed and where
