Week Ahead for August 31, 2026: Albemarle Supervisors to consider Southwood performance agreement, charging for MicroCAT, and a rezoning for 18 units  In Crozet

This is a slow week for meetings, with much of the focus likely on what will happen with the encampments on the Rivanna River and the opening of 2000 Holiday Drive. But the schtick for this weekly post is to focus on agendas of what’s coming up. This week’s focus is all Albemarle and here is a blurb for r/Charlottesville

PUBLIC HEARING FOR 18 UNITS ON THREE ACRES IN CROZET
Many in Crozet would prefer that the unincorporated community west of Charlottesville not be one of the county’s designated growth areas. They resent residential density at the higher end of ranges allowed in the county’s Comprehensive Plan because they’re concerned about a lack of infrastructure. In the summer of 2025, a developer proposed 22 units on just over three acres. That has been whittled down to 18 but the Planning Commission recommended denial in late May. What will the Supervisors think? Who will turn out at the public hearing? (meeting materials)

CHARGING FOR MICROCAT?
MicroCAT launched in October 2023 as an on-demand ride-sharing service available in two of Albemarle County’s growth areas. The cost was initially covered by a demonstration grant from the Virginia Department of Rail and Public Transportation. That kind of money runs out eventually, and when it does so do various strings. The terms of the pilot grant meant Albemarle couldn’t charge a fare, but restriction is gone. Projected revenue is $80,000 which is a small fraction of the $1.442 million Albemarle will spend in FY2027. (meeting materials)

SOUTHWOOD PERFORMANCE AGREEMENT
Habitat for Humanity of Greater Charlottesville bought the Southwood Mobile Home Park in 2007 and has been working ever since to bring it ready for development. The property has been rezoned in two phases with the last taking place in November 2002. Construction on any of the 1,000 units allowed has not yet started, but phase one has reshaped the built environment in southern Albemarle. Supervisors will authorize the county executive to sign a performance agreement for Phase 2 which could involve up to $15.75 million in tax incentives. The document is not in the packet. Found Dog: Intersection of Elliott and 6th St NE

Small, blonde, pekingese-looking dog found at the corner of Elliott and 6th St NE. They are not wearing a collar. Someone that was trying to keep them out of the road contacted animal control and they came and picked the dog up and are taking them to the CASPCA.

In drivers education here does one learn to not block the box? Use their blinker? 😆 but seriously..

I grew up in the north and learned how to drive there, and the driving choices here continue to amaze and confuse me everyday.

Legality of dispensaries?

I LOVE Greener Things here in C’ville, always a great experience, and have visited some of the other dispensaries in town on occasion. I guess I’m just kinda confused on how these businesses are legal and so front-facing about everything… I‘m seeing news about Virginia legalizing recreational weed sales starting in 2027, but these dispensaries have been selling weed for recreational use for years. Is this one of those weird loophole things where the weed these dispensaries currently sell is a specific type that’s legal? Again to be super clear I am in support of these businesses and not trying to get anyone in trouble, just confused and curious. Thanks!

Unacceptable traffic levels on 29 South from Ruckersville

I am livid (but not really, just my typical whining).

I have now been sitting in what appears to be the Greater Charlottesville Area’s newest permanent parking lot because apparently we needed to conduct emergency deforestation during the exact time when 29 is supposed to be functioning as a road.

Ruckersville → Charlottesville should not require the logistical planning of a NASA launch at 10:30 AM on a Tuesday.

I am watching my life pass before my eyes while a guy in a safety vest operates what I can only assume is the most important tree removal operation in Virginia.

Were these trees threatening national security?
Were they holding the road hostage?
Did they have classified information???

PLEASE. I JUST WANT TO GO SOUTH.

29 South is already held together by orange cones, prayer, and the collective psychological deterioration of Albemarle County commuters. WHY ARE WE DOING THIS TO OURSELVES???

Orthopedic Surgery

I am probably going to be referred to surgery after recent MRIs showed various things. Because I live in the Lynchburg area, I think Charlottesville has the best medical system in the area surrounding it (I don’t want to be getting surgery at this Centra hospital here), and I’ve been less than impressed with Carilion in Roanoke over the years and who did my last back surgery.
So I’m investigating surgery in C’ville.

Would someone recommend UVA Orthopedics over say, Charlottesville Orthopaedic Center, or Sentara?

Healthgrades has a lot of highly rated ortho docs, so it’s kind of hard to figure out which system would be best to have my pain management doc refer.

Any insight would be appreciated.

edit: I should add that this is likely going to be cervical spine surgery. My C4-7 are the largest and most severe issues. Outside chance of needing another lumbar procedure, and I have a thoracic MRI soon. So, C and T are more likely than another L surgery.

I want to take my mom for her b-day dinner and would like some recommendations because I want to go somewhere new. We have been to most of the Thai spots. She can't do anything spicy. Preferably a place that has at least one vegan option that isnt just a boring salad. Best spots to hammock around Charlottesville and surrounds?

I'm craving some good hammocking time and am curious about which spots people enjoy the most for this. I've set up in Darden Towe before, but would be interested in exploring other parks both in town and reasonable distances away! Ideal spots would be somewhere with lots of space, where the hammock wouldn't be right on top of other people/groups, but I don't mind other people/groups being nearby.

Police in Scottsville

My parents have had property in Scottsville for 20+ years and we have spent most major holidays and summers here, but I just moved here myself from San Diego.

I have been here for about a month now and the police presence is insane. What is the deal? Are they headquartering something? I’ve never seen it like this in years past.

Also, hit me up with any cool things to do! I’m bored as hellll. But did take an awesome cheese making workshop on Saturday at Nealand farm. Highly recommend.
