Like I’ve just been to an apartment viewing in the “student price range” and it was just a ridiculous price for an 11sqm room in a shared living situation with 6 other people only being able to slide out of their sardine boxes into the small kitchen and corridor outside. Additionally the picture was not the same room(way worse), the door to the balcony was jammed shut, the light in the kitchen hadn’t been working for a while(house is informed) and the air was really heavy

The room is more expensive than my 1.5 room apartment during my bachelors which had 38 sqm and was overall pretty liveable

I was there with 2 other people who needed an apartment so urgently that they wanted that shithole(one 19yo guy had 2 weeks until classes start and a 30yo woman?)

All the while the landlord is acting like they’re not trying to absolutely fuck us in the ass right now, like it’s the most normal thing happening. I drove 5 hours both sides for this viewing btw and I’m absolutely fuming

Something I've never understood about renting is why tenants are sometimes expected to be endlessly grateful when a landlord fixes something that should have been working in the first place.

A leaking pipe gets fixed after multiple messages? Suddenly you're supposed to be thankful.

The heating finally works after weeks of complaints? Apparently the landlord deserves an award.

You're paying to live in a place. Basic maintenance isn't a special favour. It's part of providing a habitable home.

Obviously, not every landlord is the same, and repairs can genuinely take time. But the attitude that tenants should feel lucky whenever a necessary repair is eventually done really bothers me.

What's something your landlord acted like they were doing you a huge favour for?

You can be a competent tenant, report something the second there’s a problem, give dates, photos, videos, explain exactly what’s happening, and somehow if their contractor does a lazy assessment or gets it wrong and the problem gets worse, suddenly it’s apparently your fault.

The contractor will go “oh you must have done this” or “it’s probably that” after barely looking at the lax job they did that caused it, landlord hears that and immediately runs with it, and now you’re the one having to defend yourself over something you literally reported many weeks ago.

I’m not a plumber. I’m not a washing machine engineer. I’m not a blind installer. I’m just using the thing that is in the property for its normal purpose. If something is badly fitted, faulty or already breaking, me using it normally is not somehow an act of sabotage. Jesus Christ himself could use it and it would still break.

Meanwhile I am thinking of my hefty deposit and knowing my landlord is adding to her deluded shopping list so she can try and keep as much.

Landlords don’t even really have a job description, do they? No competency test, no requirement to know anything about maintenance, repairs, housing law or dealing with people. You just own a property and congratulations, apparently you’re now qualified to manage someone else’s home.
Meanwhile the tenant is expected to document everything like a crime scene investigator just in case someone decides three weeks later that actually all of this was somehow their fault.
It’s exhausting.

So I live in an apartment with my fiance and our two kids. I have a 9 year old boy and a 6 month old boy. We have lived in the same apartment for the past 9 years. The last 5 years our central air has been broken. We called our maintenance man, and the owner. The maintenance man has continued to gaslight me saying nothing was wrong with it (even though the professional that came out said it was broken multiple times). The owner never answered our calls or called back when we We are an extremely low income family due to me not being able to work right now because of a bunch of health issues. We have been late every month on rent because we had to buy out of our own pockets window units. And because we have to use those our electric bill has consistently been getting larger and larger. This past months was over $600 so we can't pay the rent. My partner met with the owner and they made a deal that if we are out by September 15th 2026 they won't charge us for August or September and they won't file an eviction. We have no money, and I'm absolutely terrified of being homeless with my 2 kids. We have called the trustees office, the salvation army, the state housing and development, we've talked to friends and family and we just don't know what to do.

I met with my landlord last Friday to discuss a few things. One major issue is there is mold appearing around my space, it started on my clothes in my room closet and felt dresser and now it has spread to furniture around my common area as well as items in my bathroom. I am living in the bottom half his place, which is a single family home. This was our first sit down meeting since I moved in June, which in addition to not addressing my concerns on a few things, He massaged me a unprofessional and inappropriate text, which included saying he would not comment any further on Maintenance and Concerns. What can I do about this? Should I report him and the house?

We've lived in our building for about 4 years, when we moved in it was owned by a private landlord married couple. They owned 3 buildings next to each other, adding up to 11 units total, and earlier this year they informed all tenants about some inspections because they were adding a 'business partner'. Turns out they were not bringing in a partner, they were selling all three buildings. They dropped the sale on us on the last week of the month back in May and since the handoff, the new landlord is unresponsive to all contact unless it relates to him getting paid.

It took him about a week or two after the handoff to resolve waste disposal, the previous owners supplied a dumpster, but the new owner replaced that with 6 individual bins meant to service 11 apartments (all 2 and 3 bedroom apartments), expecting the 11 units to take turns pulling the bins out to the street and sorting it out among ourselves. The bins get taken out to the curb ontime every week, but 6 bins is insufficient, the bins are overflowing every week and there is a pile of trash outside the building starting to build up week after week.

The laundry facilties need maintenance, the dryers need a lint cleanout because running the dryer 5 times in a row was not able to dry an normal sized load when 2-3 runs is normally enough to get stuff dry.

Whether we try to contact the new landlord by text, email, or phone, he is completely unresponsive. The only times we've heard from him was after the handoff when we frantically tried to contact him at the end of the month to find out how to pay him rent and one other time when he missed our payment but it was already paid. I've spoken to a few other tenants and they have the same experience, one tenant told me the landlord isn't cashing his rent checks more than a month afterwards.

Looking into local public legal assistance, it seems they are primarily for situations more dire than ours, or they have low income qualifications, which I doubt we'd qualify for. But I'd love to talk to other tenants and put up a united front to get some action on this. Would I have to hire a lawyer myself?

Endgoal we either want the landlord to start being responsive and doing maintenance, or allow the lease to terminate early so we can look elsewhere (lease ends in April) and compensation for the unexpected early move.

I just have to pay for lawyers which is a fucking crazy story in itself but I would do it again for my morals, even if I lose my little shag pad sanctuary

It also only updates at the beginning of the year, which means you miss anything that's happened in the past 8 months.

I’ve been living in this place for three years. Since day one, the radiator in my bedroom has been making this insane clanking noise, but I just dealt with it because I didn't want to rock the boat. Two weeks ago, it finally gave out and started leaking rusty water all over the floor.
I messaged the property management immediately. It took them four days to even acknowledge the request. When they finally sent someone out, the guy spent five minutes turning a wrench, said "it's an old system," and left.
Today, I get an email from my landlord saying they’re deducting $150 from my deposit for "emergency maintenance and technician service call." I called them and asked how a repair for a system that hasn't worked properly since I moved in is my financial responsibility.
The response? "Well, it’s working now, isn't it? If you didn't want the charge, you should have been more careful with it."
I am so beyond tired of being treated like an ATM for someone who can't even be bothered to keep the heat running in the middle of the season. I have all the emails documented, but the fact that they have the audacity to charge me for their own deferred maintenance is just soul-crushing. How are these people allowed to operate like this?

Ive been debating whether to say anything about what we’ve (24f 25m) been dealing with, but honestly, I need to get it off my chest.

We’ve been dealing with a landlord situation that has caused an unbelievable amount of stress and uncertainty. Over a relatively short period of time, we’ve (me and my bf) experienced multiple rent increases. Some of these changes were communicated verbally or written on a sticky note rather than through a formal agreement that we signed. We also agreed to one increase related to getting an A/C, but the A/C has continued to be used as a reason for additional increases.

Now, after everything, we’re being told that we have to leave.

I’m not posting this to harass anyone, threaten anyone, or encourage anyone to attack anybody. Gotta make that clear.
I’m sharing because this has been incredibly stressful, and sometimes you just need to be honest about what you’re going through.

What has bothered me most isn't having to move. It's the feeling of having our stability treated like it doesn't matter.

We are people.
We have responsibilities.
We have lives.
Having to suddenly figure everything out while already struggling is terrifying.

I’m trying to handle everything calmly, trying to learn what our rights are, and move forward without making the situation worse.

If you're going through something similar, please know you're not alone. And if anyone has genuinely helpful advice about navigating a landlord/tenant situation, I’d love the advice.

We’ve been forced to sleep in the living room for months now, and the wall has gotten significantly worse. All of the water damage and mildew are coming from the shower on the other side of the wall. The shower has been leaking ever since we moved in two years ago, and all the plumbers ever do is replace the showerhead.

I can’t even describe the smell. It burns my eyes and gives me a headache.

Our lease ends soon, so we’ll finally be leaving. I hope the landlord has fun paying the mortgage with no tenants, because no one should be living in this house in its current condition. There’s now what feels like a biohazard in the bedroom.

The landlord is going to have to replace the doorframe, walls, flooring and carpet. This house needs a serious amount of work before anyone should be expected to live here again.

Apartment flooded and the AC broke and they refused to put me up in a hotel or move me to another apartment while they renovated.

So, this happened in 2024, but I do not care I am just going to say it anyways. I lived in 8705 48th Ave, College Park, MD 20740 from around January to May. The name of the landlord was Vaughn Gray. So, I lived in the basement of this house, and in the first week of living at the location I found mold. I talked to him about it, and he said he will get some guy to come over and clean it the next day. He sends some guy over to clean it the next day with chlorine and says he would be there early morning but arrives a few hours later, whatever. He sprays chlorine gas where the mold would be and surrounding areas and tells me in about 6 hours it will all be gone. I told the guy I have an air purifier and turn it on. He puts it on the lowest setting, which I didn’t know until I came back. Doesn't even open the window. Well, I walk in 8 hours later and I was only in there for about 10 mins. But, I realized I was heaving immense chest and abdominal pain, so I had to leave the room. The name of the handyman was Charlie. I remember having immense pain and it being hard to breathe for a few weeks. I talked to the handyman and he named every other excuse than the actual problem of breathing in the chlorine. He was of no use or help just pure incompetence. I explained the situation to the landlord and just told me to deal with it and ask the handyman. He said his only responsibility is the lease. I went to urgent care at least 3 times and they gave no answer, and I went to the hospital. I had to get 2 ct scans. The fact I had to go to numerous doctors and spent 100s of dollars is j pure bs. When the lease ended, the landlord was late on giving the security deposit back and tried coming up with some terrible excuse. He was late with all of the other tenants as well. I was strict and had to ask numerous time for my money back. I ended up getting an endoscopy a year later and it did show gastritis and that was the same pain and it is highly likely caused by that. But no medication has worked. I still have abdominal pain and chest pain everyday. 

Finished a full one-year lease in Virginia and left on good terms. Deposit is $3,200. We left the place in good shape but ran out of time on a few small cosmetic things. And paid about 600 for a deep cleaning. At his request.

Now he wants repairs done, but instead of handling it the normal way, he’s given us verbal quotes only, refuses to put anything in writing, and is demanding we hire a handyman and go do the work ourselves. In a house he’s already re-rented and new tenants have moved into. He also keeps pushing us to get off text and “just call him.”

We’ve told him politely and in writing: under Virginia law it’s on him to make the repairs and send a written, itemized statement with receipts within 45 days, and we’ll gladly pay our fair share for anything beyond normal wear and tear. We’re not refusing to pay, we’re refusing to sign off on amounts we’ve never seen and do labor in a home we don’t live in.

What he doesn’t seem to get: by refusing to itemize and letting the 45-day clock run down, he risks having to return the entire deposit. He could’ve just deducted a reasonable amount and kept it. Instead he may hand the whole thing back.

We’re keeping everything in writing and letting the clock run. We're at day 28/45.

Is this landlord about to learn an expensive lesson?

Today I bring you all some more publicly available information from Fresno Superior Court's Case Management and Information System. Now, a landlord in California shouldn’t be able to evict a tenant from an unpermitted unit after the tenant has engaged in the protected activity of reporting them to code enforcement. But, apparently the judges of Fresno County disagree with California precedent and law. Anyway, let’s do a small break down of what’s in some of the pics.

Featured in Exhibit 6 is the pile of junk in unit 1’s yard that the landlord kept trying to dump onto my unit’s yard throughout the summer when he repeatedly attempted to enter the property without 24 hour notice.

A tip to landlords: You’re not allowed to use your tenants yard for storing your garbage. Including used toilets.

 Also, see the lovely and totally unsafe wiring of an unpermitted electrical panel that could not support either a stove or a dryer. And, yes, the wall does heat up around the thing when normal appliances like lights and refrigerators are running.

Since the start of my tenancy, I made over three dozen requests for repairs to the landlord and property manager. Eventually, I reported the rental conditions to the local code enforcement in September 2025, which led to the inspection and subsequent violation report.

After my landlord found out I reported him to code enforcement, after I’ve repeatedly complained about his sexual harassment, and after he has a restraining order granted against him for the November incidents, he filed two unlawful detainers in January 2026, and in March 2026. Landlord bailed on the January one, and the March eviction stretched out all the way to August where we now have Fresno Judge Skiles calling the subpoenaed code enforcement records heresy and refusing to accept judicial notice for them. And berating me for my sexual harassment complaints. Apparently, a woman isn’t allowed to tell their landlord ‘no’ and then complain when she gets evicted.

Silly me. Shouldn’t have engaged in all that protected activity if I wanted a place to live.

Bonus Info: Yes, the landlord was planning on hooking up that mobile home to the same power, water, and sewage line as the other units. Any bets how long it would have taken the wiring to light on fire? Or for the sewage tank to overflow?
