I have lived at ALMA (161 Athol Street East, Oshawa) for a while now, and it is heartbreaking to see how far this building has fallen. When I first moved in under the previous owner, this was an amazing place to live. The building was clean, well-maintained, staff were attentive, and tenant issues were resolved promptly. Unfortunately, the current owners took over, let the building completely fall apart, and are now treating it as a predatory cash cow.

The building has become a major safety risk. Multiple residents have reported unhoused individuals sleeping inside the common areas of the property because building security is nonexistent. Even worse, word around the building is that the fire detector in the laundry room has been completely disconnected and non-functional for at least 2 to 3 months now, which is a severe violation of the Ontario Fire Code. On top of that, basic maintenance is completely ignored; it's widely known that heavy doors in the common hallways do not shut or work properly.

Management is letting the physical building rot while trying to push out existing residents. Tenants are talking about how management's goal is to strip away tenant rights and turn this into a strict, non-pet-friendly, student-only building. They are transitioning to an exploitative “by-the-bed” leasing model—meaning they are literally renting out individual beds in shared rooms rather than full apartments, packing as many people as possible into deteriorating spaces just to maximize their profits.

Even the amenities they advertise to draw people in are a joke. There is a common room with three arcade game machines, a ping pong table, table hockey, and vending machines—but due to a total lack of building security, the room is completely compromised. Neighbors have shared that the TV, a PS5, and a latest-model Xbox were all stolen. They replaced the TV, and it was stolen again. Now, they’ve installed a third TV locked down so it’s harder to steal, but residents report that the "free internet" advertised as a building perk hasn't worked for over 6 months, leaving the TV completely useless.

The property office is constantly empty, untill the past recent 2-3 weeks. Things have gotten so absurd that I heard another resident captured a stray cockroach in the common hallway and literally had to tape the plastic sandwich bag to the rental office door. They apparently included a rather entertaining note naming the German cockroach after Hitler—because, well, that's exactly what he tragically called good people—just to get management's attention.

The garbage room had become a total biohazard, left with overflowing waste piles that management ignores. It got so severe after Christmas that the city's By-Law enforcement had to be called just to get the garbage room cleared. While the city forced them to clear the pile the very next day, the ongoing structural neglect has caused German cockroaches to migrate out of the garbage areas and down the residential hallways, and residents are now reporting that they are trying to slip into units.

Between the broken elevators, severe fire hazards, lack of security, emerging pest issues, and an ownership group letting a building fall apart while running a crowded student dorm, DO NOT move here. Save your money, protect your pets, and look elsewhere.
