What are the upsides to Data Centers?

1 Substantial local tax revenue Property, equipment and utility taxes can materially increase municipal revenue. In mature Virginia markets, data centers supplied anywhere from under 1% to 31% of local revenue. Tax abatements can reduce this considerably.
2 Large private capital investment A campus can represent billions in buildings, servers, electrical systems and cooling equipment. This enlarges the assessable tax base without adding many residents.
3 Major construction employment Construction can support electricians, pipefitters, equipment operators and other trades. A typical Virginia facility reportedly had about 1,500 workers onsite at peak construction—but construction generally lasts only 12–18 months per building.
4 Well-paid permanent positions Technicians, engineers, security personnel and facility managers can earn strong wages. The catch is the number: a typical 250,000-square-foot facility may employ only about 50 people, including contractors.
5 Business for local suppliers Construction materials, electrical contractors, maintenance, security, cleaning, landscaping and food services can generate secondary economic activity.
6 Economic diversification Data centers can give communities an additional industrial tax base less dependent on retail, housing or a single traditional employer.
7 Power and fiber investment Projects may bring substations, transmission, fiber routes and new generation. This only becomes a public benefit when the developer pays a fair share and the infrastructure serves others.
8 Industrial-site redevelopment Properly located facilities can reuse brownfields, former factories, retired power plants or otherwise difficult industrial land.
9 Low operational traffic After construction, a data center normally produces much less daily traffic, parking demand and truck activity than a warehouse, shopping center or large factory.
10 Essential digital capacity Data centers support cloud computing, communications, hospitals, banking, government systems and increasingly AI services. Local proximity can improve capacity and resilience, though it does not automatically give local residents faster internet.
