PSA PSA: Beware of AMH (American Homes 4 Rent) – Rented us a house with a severe electrical hazard and they are brushing it off.
Has anyone else dealt with severe code violations from AMH?
We just moved into one of their properties in South Weber recently and immediately found a major electrical issue. The dryer outlet. It is completely ungrounded and running at a dangerously high voltage. This is a massive building code violation.
Instead of treating this like an actual emergency, AMH management is just brushing off our concerns and stalling on the maintenance request. They handed over the keys to a house that is absolutely not up to code, and they clearly have no urgency to fix a glaring high-voltage hazard.
Just a warning to anyone looking at renting in Northern Utah or anywhere else AMH operates. If they are willing to ignore high-voltage electrical hazards, you really cannot trust them to provide a safe place to live.
Has anyone actually managed to escalate a huge safety issue past the local property managers? I already spoke to Davis County Env Health Scientist, South Weber City’s Code Enforcement Buliding Inspector, The Division of consumer protection (can’t help with tennant landlord disputes) and checks the Utah Fit Premise Act against my lease and waiting now for a call back from Utah Legal Services.
